The honest answer depends on three things: how much of the roof has actually failed, how old the system is, and what condition the deck underneath is in. Repair is the right call when the damage is isolated, the rest of the system still has service life left, and the deck below is dry and solid. A single wind event can strip a few shingles off a west facing slope while leaving the other three slopes untouched. A cracked pipe boot can soak a ceiling and still cost very little to correct. The test is simple: can the failed component be replaced so the roof performs like the rest of it? When the answer is yes, repair is smart money. When the failure repeats across the whole surface, patching only delays the real fix.

Shingle Damage That Calls for Roof Repair

Wind damage is the most common repair we see across Midland and Odessa. Asphalt shingles hold down with a factory sealant strip, and when a gust breaks that bond, the shingle lifts and creases along the nail line. A creased shingle will not reseal, so it has to come off and be replaced, but the shingles around it are often perfectly fine. Straight line winds in the Permian Basin regularly run past sixty miles an hour, which is well under the rating on most architectural shingles yet plenty strong to find a weak spot at a rake edge or a ridge. Damage that stops at one slope or one course points to repair. Damage scattered evenly across every slope points somewhere else.

Localized granule loss falls in the same category. Granules are the sacrificial layer that shields the asphalt from ultraviolet light, and losing them in one spot below a downspout or a rusted evaporative cooler line is a maintenance issue, not a system failure. We replace the affected shingles, correct the source of the wear, and the roof keeps performing. Nail pops are another quick fix; fasteners back out over years of thermal movement, tent the shingle above them, and eventually let water in around the nail head. Sealing and refastening handles it. These are hours of work, not days.

Shingle matching is the practical limit on shingle repair. Color blends get discontinued, and sun exposure fades what is already on the roof, so a new patch can read slightly different even when the product line is identical. On a rear slope or a low visibility elevation, that trade is usually worth taking. On a prominent street facing slope, some owners would rather replace the full slope for appearance. Roof Leaks a Targeted Roof Repair Can Fix

Most leaks we chase in West Texas are not coming through the field of the roof at all. They come through penetrations, and the worst offender is the plumbing vent boot. Standard neoprene collars dry out and split under this much ultraviolet exposure, often within ten to fifteen years, which is well before the shingles are finished. Water then runs down the outside of the pipe, past the deck, and into the ceiling below, and it usually shows up as a stain several feet away from the actual entry point. Replacing the boot with a lead or a properly gasketed metal collar solves it permanently. That is a repair, full stop.

Evaporative coolers are a second frequent source across the Permian Basin. Curb mounted units sit directly on the roof, run water all summer, and rust out at the pan and the supply line where nobody is looking. The leak reads like roof failure to the homeowner, but the roof covering around it is intact. The same pattern holds on commercial buildings with rooftop HVAC units, where a failed condensate line or a cracked curb flashing puts water into the insulation while the membrane is still sound. Correcting the equipment and reflashing the curb restores the assembly. Tearing off the whole roof would fix nothing about the actual cause.

Exposed fasteners and old sealant round out the list. Ridge caps, satellite mounts, dead vent stubs, and abandoned antenna brackets all get face nailed at some point in a roof’s life, and every one of those nail heads is a leak waiting on the right rain. Sealant does not last as long as roofing does; the caulk somebody smeared on eight years ago has cracked, and cracked sealant sheds water directly into the hole it was hiding. Flashing and Penetration Problems That Point to Roof Repair

Flashing is the metal that carries water away from every place the roof meets something else, and it fails on its own schedule. Step flashing along a wall, counterflashing at a chimney, valley metal where two slopes meet, and drip edge at the eaves and rakes all take more abuse than the field shingles do. Galvanized metal in this climate eventually corrodes at the fold, and once the fold opens, water gets behind the wall cladding instead of in front of it. Replacing a run of step flashing or resetting counterflashing into a fresh reglet is standard repair work. It requires opening a small section of the roof covering, so it needs a roofer, but it does not require a new roof.

Chimneys deserve their own attention because they are the single most leak prone assembly on a residential roof. Water needs a path around the uphill side, and on wider chimneys that path is a cricket, which is a small framed diverter built behind the masonry. Plenty of homes in Midland were built without one, and the result is standing water and rot in the same eighteen inches of deck year after year. Building that cricket and reflashing the chimney correctly is a targeted repair with a large payoff. Owners who skip it end up replacing that section of decking twice.

Commercial low slope roofs have their own version of this. Pitch pans, sealant pockets, and pipe supports around rooftop equipment are the first things to open up on an otherwise serviceable membrane, and seam separation usually starts at a corner or a curb rather than in the middle of the field. Signs Your Roof Needs a Full Replacement Instead of Another Repair

Replacement becomes the right answer when the failures stop being isolated. Age, widespread hail bruising, saturated decking, and repeated leaks in different locations all say the same thing: the system is finished, and money spent patching it is money you will not get back. A rough working threshold is coverage area. Once roughly a third of the surface needs work, or once the same roof has taken three or four separate repairs in a few years, replacement usually costs less over the next decade. The decking is the other hard line. No new covering performs correctly over a substrate that has already gone soft.

Age and Widespread Wear That Signal a Full Roof Replacement

Three tab asphalt shingles are typically warranted around twenty to twenty five years, and architectural shingles run thirty years or better on paper. West Texas shortens that. Relentless ultraviolet exposure, wide daily temperature swings, blowing sand, and a hail history most regions never see all pull real world service life below the number on the wrapper. A roof installed in the early 2000s here is at or past the end of its useful life even if it has never leaked. That is not a scare tactic; it is what the asphalt does after two decades of this sun.

The visual signs of age are consistent and easy to confirm once you know them. Shingles cup and claw as the mat dries out and shrinks, which lifts the edges and lets wind under them. Granule loss goes from spotty to general, and you start seeing dark, shiny asphalt showing through across whole slopes. Gutters fill with granules after every rain. Thermal splitting shows up as straight vertical cracks through the shingle body, and blistering leaves small pockmarks that eventually open. When several of these appear together across multiple slopes, individual repairs no longer buy meaningful time.

Layer count matters too. Code allows a maximum of two layers of roof covering on a structure, and a second layer must be applied over a sound, dry first layer. Once a home already carries two layers, or once the existing covering is saturated or buckled, the only compliant path forward is a complete tear off down to the deck. Hail damage on asphalt shingles is not primarily about what you can see; it is about mat fracture. A stone large enough to bruise a shingle drives granules into the asphalt and cracks the fiberglass mat underneath, which starts a leak years later even though the surface looked passable the week after the storm. Inspectors confirm hail by counting impacts within test squares across each slope and by checking soft metals, since gutters, downspouts, vents, and flashing dent in the same event and give an honest record of stone size and direction. When impacts appear at qualifying density on multiple slopes, the correct repair is replacement. Patching individual bruises does nothing for the fractures around them.

Timing works against owners who wait. Texas policies limit how long you have to report a loss after the date it happened, and the clock does not care that the leak took two years to appear. Documenting the storm date, the hail size, and the condition of the roof soon after the event is what separates a straightforward claim from a denied one. Wind driven storms can also cross the replacement line on their own. Decking and Substrate Failure That Requires a Full Roof Replacement

Everything above the deck depends on the deck. Fasteners need solid wood to hold their pullout values, and no shingle or membrane manufacturer will warrant a system installed over a substrate that cannot hold fasteners. Long term leaks around chimneys, valleys, and cooler curbs rot the sheathing quietly, and oriented strand board delaminates and swells once it has been repeatedly wet. From inside the attic, that shows as dark staining, soft spots, and daylight at the joints. From outside, it shows as visible dips and waves between the rafters.

Sagging is the sign no owner should ignore. A roof plane that dishes between framing members means the sheathing has lost strength, and in more serious cases it means a rafter or truss connection has moved. That situation calls for tear off, replacement of the compromised sheathing, and sometimes structural correction before any new covering goes down. Commercial and low slope assemblies follow the same logic with different materials. Wet insulation holds water indefinitely, drops the thermal value of the assembly, corrodes steel deck from above, and adds serious weight over the structure. Core cuts or infrared scanning tell us how far the moisture has traveled, and once saturation is widespread, a recover is off the table because you would be trapping water inside the roof. Full replacement down to the deck, with new insulation and a properly attached single ply system, is what qualifies for fifteen and twenty year NDL coverage. On qualifying commercial systems, NDL coverage is the strongest position available. No Dollar Limit means the manufacturer covers labor and materials to correct a covered failure without a payout cap tied to the original contract amount.
